Dubai Islands is Nakheel's relaunch of the former Deira Islands: five islands linked by bridges to Deira, with beaches, a golf course, marinas and a large hotel allocation in the master plan. Bridges and the first beachfront buildings are complete; most of the residential stock is off-plan.

What exists today
What is physically there in Dubai Islands.
The road bridges from Deira are open and the Blue Flag beach is in use. Two or three resort hotels and Souk Al Marfa trade; that is the extent of what operates today.
The first residential buildings are handing over or close to it, but as of our last visit the islands had few permanent residents. Most residential stock is under construction or unlaunched land.
No school, no clinic and almost no everyday retail on the islands; Deira's shops and Dubai Hospital are ten minutes across the bridge.
The marinas, the golf course and the mall in the master plan are not built and have no firm dates that we would rely on.

Buy Dubai Islands for beachfront at a fair entry price. Buy the developer, not the master plan.

- Where it is strong
- Beachfront pricing sits well below the Palm and Emaar Beachfront, the bridges and beaches are real, and Nakheel controls the master plan.
- Where it falls short
- Most stock is off-plan from third-party developers with short records. Amenities arrive after the homes. It is on the far side of the creek from most of the city's jobs.
- Supply and handover
The supply pipeline is large and comes from dozens of third-party developers on Nakheel plots, many with short delivery records. Handover clustering is likely from 2026 to 2028 as the first wave completes together, and there is no rental history yet to say what those units will let for. We treat quoted yields here as projections, not evidence.
We shortlist here only from developers whose handover history we can show you. For buyers with a five-year horizon who want beachfront and accept a wait, it is worth considering; for anyone who needs the neighbourhood now, it is not.
