About OCTA Properties
What the name tells you.
OCTA Properties operates in two roles that its own site does not separate, and understanding the difference matters more here than for any other name on this list. It develops a small number of projects under the name OCTA Development — its own page calls OCTA Isle Interiors by Missoni its first signature project — and it acts as sales and marketing partner on a much longer list of other developers' schemes, which all appear in the same project index. Its office is given in the footer as Dubai Hills Business Park. Read on 11 September 2026, its project pages published almost no figures: no price, handover date, unit size or payment plan on any page we opened. Only the two projects it develops itself are on this site.
Delivery notes
What we can and cannot verify.
No delivery statistics. OCTA publishes no delivered-unit count, no completed-project count and no on-time record, and as a first-time developer there is no handover to point at yet.
Do not read its project index as a portfolio. It lists around thirty-seven projects, most of them other developers' work on which OCTA is the appointed sales partner, and at least one widely marketed creekside scheme is developed by a different company entirely with OCTA on the marketing side. If OCTA is offering you a project, ask a single question first: who is the developer named on the sale and purchase agreement. The answer changes who is liable for delivery.
For the two projects it does develop, almost nothing commercial is published. The whole set — completion date, unit mix, sizes, price, payment schedule — has to be requested in writing, and until it arrives there is not enough on the table to make a decision on.
