What the name tells you.
LIV Developers builds waterfront residential towers and separates its own site into three completed projects, all in Dubai Marina, and three current ones on Dubai Islands, at Dubai Maritime City and back in Dubai Marina. Its contact address is Dubai Marina and the older domain livdevelopers.com redirects to livuae.com. Two of the three current projects carry monthly construction-progress updates on the developer's own site, which is the most useful thing it publishes and is rarer than it should be. What it does not publish is a price, a payment plan, a unit size or a bedroom mix for any current project, and only one of the three carries a completion target. Its amenity lists, by contrast, are exhaustive.
Delivery notes
What we can and cannot verify.
No delivery statistics. LIV publishes no founding year and no delivered-unit count, though it does name three completed Dubai Marina buildings on its own site, which is more than most of this list can point at. There is no on-time record published anywhere.
Use the construction-progress pages. Two of its current towers carry dated monthly updates running through 2026, and a dated update is worth more than any completion promise. The third current project has none, and its status is correspondingly harder to establish.
Its investment pages advertise high rental yields, capital appreciation and significant returns on completion. None of that appears on this site in any form. A yield is realised or it is a projection, and a projection is not a fact about a building.
