Dubai Creek Harbour is an Emaar-led district on the eastern bank of the creek, facing the Ras Al Khor wildlife sanctuary and twelve minutes from Downtown. The first towers handed over in 2019; the promenade, the marina and the retail spine have followed in phases, and a great deal is still to come.

What exists today
What is physically there in Dubai Creek Harbour.
Around a dozen towers on Creek Island and in the Creek Beach district are handed over and occupied. The marina promenade with cafes and restaurants, Creek Beach and the Vida hotel are open and trading.
Retail is a promenade strip and a supermarket, not a mall. The retail spine in the master plan is unbuilt; residents drive to Festival City or Downtown for anything beyond daily needs.
No school operates inside the district. Road access via Ras Al Khor Road to Downtown and the airport is complete; the internal road network on the island is finished, and site traffic uses it.
The Blue Line metro station announced for the district is not built. Assume you are driving for the life of a five-year plan.

Buy Creek Harbour for the entry price and the view. Buy the floor plate, not the render.

- Where it is strong
- Entry pricing sits well below Downtown for a comparable specification, the creek view is scarce and cannot be built out on the water side, and Emaar has delivered every phase so far.
- Where it falls short
- Construction will continue for years and the retail spine is unfinished. Podium-facing units are priced as if they faced the creek. There is no school and no metro today.
- Supply and handover
Handovers cluster: several towers of 300 to 500 apartments each complete within the same twelve months, and their owners list for rent and resale at the same time. Rents on the island have dipped for a season after each cluster and recovered within a year so far; we plan for the dip rather than hoping to avoid it.
Because the land to the east is Emaar's, the pipeline of new launches here is long. That keeps entry pricing disciplined and means an early buyer competes with new launches at resale for the foreseeable future.
We recommend it for off-plan buyers with a five-year horizon who ask for the floor plate before they reserve. We do not recommend it to families who need a finished neighbourhood this year.
