What is being built, and by whom.
Rixos Hotel & Residences is a Nakheel branded-residence development on Dubai Islands with direct access to a 700-metre beach. One-, two- and three-bedroom apartments, four-bedroom duplexes with private pools, beach houses with gardens and terraces, and ten villas.
One thing needs checking before anything else. Property Finder shows a Q4 2026 handover — which is months away, not years — and Nakheel confirms no date at all. If that is right, this is not an off-plan launch, and the questions to ask are snagging, service charge and hotel-service terms rather than construction milestones.
Nakheel publishes no price and no payment plan here either. Two sources give two incompatible plans, so we publish none, and we show no starting price because printing a portal's figure as the developer's would be untrue.

Our verified record for Dubai Islands, last checked on 28 August 2026: the road bridges from Deira are open and the Blue Flag beach is in use, and two or three resort hotels and Souk Al Marfa trade. That is what operates today.
There is no school, no clinic and almost no everyday retail on the islands; Deira's shops and Dubai Hospital are ten minutes across the bridge. The marinas, the golf course and the mall in the master plan are not built.
For a hotel-branded residence that matters less than it would elsewhere — much of what you would use is inside the resort. It matters a great deal if you intend to live here full time rather than let it.

Ask Nakheel whether this hands over in 2026 and what the residents' service agreement with the operator actually covers and costs. On a branded residence, that document matters more than the payment plan.
