There are no monthly listing targets and no pressure to close. Your job is the honest read, written down, and the client relationship that follows from it.
One client, start to finish
The advisor who takes the brief runs the viewings, the transaction and the handover. Nobody hands a client on, so you see the consequences of your own advice.
A practice that publishes its reasoning
Every property we list carries a Perspective that names a drawback. Working here means being comfortable putting your judgement in writing, and being right often enough.
Culture
Quiet, direct and unusually written.
The office is on the eleventh floor of The Opus in Business Bay, and most of the day is spent on calls with clients in London, Zurich, Singapore and Mumbai, or out in the communities we cover. We visit everything we publish. Meetings are short and end with a written note; if a recommendation cannot survive being put in a paragraph, it was not a recommendation.
We are a small team, and the founders still sit in on first conversations. That means fewer layers, direct feedback and real responsibility early on. It also means the work is visible: a shortlist with a weak third option is noticed, and so is the one that saved a client from a mistake.

A distrust of headline numbers
You want to see the service charge, the vacancy and the management fee before you believe a yield.

Plain writing
You can explain a payment plan or a title question in three sentences a client in another country will understand.

Willingness to say no
You have talked someone out of a purchase, and you can tell us why it was the right call.

Patience with detail
Floor plans, escrow accounts, NOC timings and the snagging list all matter to you, because they matter to the client.

You take the brief, build the shortlist of three with written reasons, run viewings in person and on video, and stay with the client through MOU, transfer and handover. Two or more years advising buyers in Dubai, a RERA broker card, and at least one story about a property you talked someone out of.
- Own a small number of client relationships from first call to handover.
- Write the OAC18 Perspective for every property you bring to the site.
- Run viewings on video for buyers who are not in Dubai, at their hours.
You turn Dubai Land Department transaction data, service charge budgets and rental registrations into the numbers our advisors quote: realised net yields, price-per-square-foot by segment and honest comparisons between communities. Comfortable in spreadsheets and plain English in equal measure.
- Maintain the community price and yield data behind every community page.
- Check every figure in an article or guide before it is published.
- Write the monthly market note with the founders.
