About these terms
This website is operated by OAC18 Properties, a real estate advisory registered in Dubai, United Arab Emirates, with its office at C 1103, The Opus, Business Bay. By using the site you agree to these terms. If you do not agree with them, please do not use the site.
These terms cover the website only. If you engage OAC18 to advise on, source, sell or manage a property, that engagement is governed by the agreement we sign with you and by the standard forms of the Dubai Land Department, which take precedence over anything here.

What the site is for
The site describes our services, presents a selection of properties and projects we have visited and would recommend, and publishes our view of Dubai's communities and market. It is general information written for international buyers and sellers. It is not an offer to sell any property, not a valuation of any property, and not financial, tax, legal or immigration advice.
The OAC18 Perspective on any property, project or community is our honest professional opinion at the time of writing, including the drawbacks we can see. It is intended to help you ask better questions, not to replace your own enquiries or the advice of a professional who knows your circumstances.

Listings, prices and figures
Property details, prices, sizes, handover dates, payment plans, service charges and yields are taken from the developer, the seller or public records and are correct to the best of our knowledge when published. They can change without notice, and a listing may be sold, withdrawn or reserved before we update the page. Availability is confirmed at the time of an enquiry, not by the presence of a listing.
Every listing we publish carries an advertising permit issued by the Dubai Land Department under its Trakheesi system, as the regulator requires. Where a figure is described as indicative, an estimate or a range, it is exactly that.
Yields are quoted net of service charges and the costs we describe unless a page says otherwise. Past performance of a community or a property is not a guide to what it will do next, and nothing on this site should be read as a promise of return.

Using the site
You may browse the site, save properties to a shortlist on your own device and share that shortlist as a link. You may not copy, scrape, republish or commercially use our text, photography, data or the OAC18 Perspective without our written permission, beyond the quotation the law allows with attribution.
You agree not to submit false information through our forms, not to send automated or bulk submissions, and not to interfere with the site's operation. We may block access from a source that does.
Saved properties are kept in your browser's local storage, not on our servers. Clearing your browser data removes them; we cannot restore a shortlist.

Enquiries and contact
Sending an enquiry, requesting a brochure, booking a consultation or downloading a guide does not create a client relationship or oblige either of us to anything. It gives us permission to reply to what you asked. Our privacy policy explains what we do with the details you provide.
We aim to answer every enquiry within one business day, Gulf Standard Time. Consultations are free of charge and without obligation; we will tell you at the end of one what we would recommend, which may be to wait, or not to buy.

Third parties and links
Developers, master developers and their projects are named on the site for identification. Naming them does not imply that they endorse OAC18 or that we act for them; on any transaction we will tell you clearly whom we represent and how we are paid.
The site links to external websites, including mapping services and government portals. We do not control them and are not responsible for their content or their handling of your data.

Our responsibility
We take care to keep the site accurate, but we provide it as it is and cannot promise that it will always be available, complete or free of error. To the extent the law allows, OAC18 Properties is not liable for any loss arising from reliance on information on the site, from a decision made without independent advice, or from the site being unavailable.
Nothing in these terms restricts a liability that cannot be restricted under UAE law, or any duty we owe you under the regulations governing registered real estate brokers in Dubai.

Governing law
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction over any dispute about them. Complaints about our conduct as a registered broker may also be raised with the Dubai Land Department's Real Estate Regulatory Agency; our Licensing & compliance page explains how.
We may update these terms from time to time. The date at the top of the page shows the current version, and continuing to use the site after a change means you accept it.
