What it is

Built around a racecourse, and still building around it.

Meydan sits in the Nad Al Sheba district south-east of Downtown Dubai, and its anchor is Meydan Racecourse, which opened in 2010 with a 1.6-kilometre grandstand for more than 60,000 spectators and hosts the Dubai World Cup each March.

Fifteen minutes from Downtown with a racecourse on the doorstep. The mall it was planned around is still a construction site.

What is physically there in Meydan.

Meydan Racecourse opened in 2010 and operates year-round, with a 1.6-kilometre grandstand for more than 60,000 spectators, a 2,400-metre turf course and a 1,750-metre dirt track. It hosts the Dubai World Cup each March.

The Meydan Hotel and the floodlit Meydan Golf course are open and operating alongside the racecourse.

Established villa communities in Nad Al Sheba are complete and occupied, and further villa and apartment schemes by third-party developers are under construction on plots across the district.

Meydan One Mall is not open. Construction continues, the original 2020 opening has slipped repeatedly and no opening date has been confirmed.

There is no metro station in Meydan. Access is by Al Khail Road, Ras Al Khor Road and Sheikh Mohammed Bin Zayed Road.

Everyday retail inside the district runs to supermarkets and ground-floor units and no further; the nearest large-format shopping is in Downtown Dubai and Dubai Festival City.

Buyers who want proximity to Downtown and Business Bay without Downtown prices, and are content to drive to retail.
Buyers drawn to the equestrian and golf setting, which is genuinely there rather than promised.
Less suited to
anyone who needs a metro, walkable retail, or a district that has stopped building.

Al Khail Road (E44), Ras Al Khor Road (E44) and Sheikh Mohammed Bin Zayed Road (E311) serve the district, with Downtown Dubai, Business Bay and Dubai Design District all a short drive.

No metro station serves Meydan. The district is car-dependent.

Where it is strong
Meydan Racecourse and the Meydan Hotel operating since 2010, a floodlit golf course, established villa communities, low density, and a short drive to Downtown, Business Bay and the Design District.
Where it falls short
Meydan One Mall has slipped from 2020 with no confirmed opening date, there is no metro, retail inside the district is thin, and a large number of third-party towers and villa schemes are in construction at once.
Supply and handover

Meydan's plots have been released to many developers over a short period, and a large volume of apartments and villas is now in construction across the district at once. Expect handovers to cluster in the late 2020s and expect competition at resale to be sharpest then. The racecourse-facing and golf-facing plots are the scarce ones; the interior plots are not.

We would recommend it to a buyer who values the setting and the commute and is realistic that the retail will arrive late, if it arrives on the promised scale. We would not recommend it to anyone buying on the strength of Meydan One opening, and we would ask what is approved on the adjacent plots before paying for a view.
