A Nakheel masterplan on the mainland inland of Palm Jebel Ali, marketed as villas and townhouses. Nakheel has published no price, no payment plan, no home types and no date.
Overview
Palm Springs is a residential masterplan Nakheel has shown to its broker network for the Dubai mainland between Sheikh Zayed Road and Jebel Ali Port, inland of Palm Jebel Ali. The material in circulation describes villas and townhouses set around lakes, parkland and a clubhouse.
Nakheel itself has published nothing. As at 3 November 2026 Palm Springs appears nowhere among the communities and projects listed on nakheel.com, and nothing in Nakheel's press centre mentions it — the same press centre that announced Bay Estate at Dubai Islands on 5 October 2026 and has carried every Nakheel release this year, down to individual construction contracts.
The figures attached to Palm Springs in the market therefore have no developer behind them, and they disagree with each other. Starting prices between AED 3.3 million and AED 3.8 million are in circulation, alongside ceilings up to AED 9.5 million; so are two different payment plans, entry sizes from 2,300 sq ft, a rate of about AED 1,600 per sq ft, more than 2,000 homes, a 2029 completion and a metro station inside the community. None of that is published by Nakheel, so none of it is recorded here as fact.
What we hold is Nakheel's own location slide, which places the site and gives journey times to five places. Those are below. Price, payment plan, home types, unit sizes, the number of homes and the handover date are left unset, and each will be added when Nakheel publishes it and not before.
Locality
The slide places the site on the mainland between Sheikh Zayed Road and Jebel Ali Port, south-east of Palm Jebel Ali and south-west of the Jebel Ali Free Zone. Broker listings name the sub-community as Hessyan First; Nakheel's slide names no district, and we have not been able to confirm the plot number or the boundary from any Nakheel document.
There is nothing there yet. No home has been completed in this district, there are no residents, and there is no shop, school or clinic serving them. The nearest settled addresses are Downtown Jebel Ali and Jebel Ali Village, up Sheikh Zayed Road to the north-east, where Nakheel handed over 892 homes in August 2026.
The working port and the free zone occupy the ground and the shoreline between the site and the sea. That is the employment base the location argument rests on, and it is also what sits between these homes and the water. Anyone considering this should stand on Sheikh Zayed Road and look west before deciding how they feel about it.
Connectivity
Journey times
Road access
Sheikh Zayed Road. Nakheel's location slide shows the site fronting the highway and names no other road, no junction and no internal access. No Nakheel document we hold gives a street address or a plot number.
Metro
No Dubai Metro station is open in this district today, and the Red Line's nearest stations are several kilometres north-east along Sheikh Zayed Road. Nakheel's location slide marks a point on the highway beside the site and labels it "METRO STATION", without saying whether that is an existing station, an approved one or a proposal, and without a date. Brokers' marketing goes considerably further and describes a dedicated station inside the community; Nakheel has not said that. Until Nakheel or the RTA publishes a route, a station location and a date, treat the site as car-dependent and read the marked station as an intention.
Planned — not built
Target dates are the developer's or the authority's. Treat them as upside, not as a plan.
Nakheel
Upper-mid-tier developer. The figures this page used to show for Nakheel — projects delivered, share on time, average delay, units handed over — could not be traced to anything Nakheel publishes. They have been removed.
Nakheel has published nothing about this project. Every price, plan and date circulating for it comes from someone selling it.
What to consider
Ask for Nakheel's own launch documents and treat nothing as settled until they exist. Get the deposit terms in writing: refundable or not, by when, how it converts into a booking and against which unit. Pay Nakheel directly, against a Nakheel receipt. Drive Sheikh Zayed Road past the site and look at what is actually there.
Escrow and buyer protection, explainedNext step
Nakheel has not yet published a list price, units or a standard payment plan. Tell us what you are looking for and we will send what Nakheel releases, and any booking or expression-of-interest terms in writing, when they exist.
What the developer has not yet published comes from the developer when it does — an advisor confirms your request within one business day and sends each one then.
