Greenz by Danube is a gated community of townhouses and villas. Danube places it in, near or next to Dubai International Academic City, behind Dubai Silicon Oasis. Danube calls it its first large-scale integrated master villa community: 768 homes on a site of about 4.9 million square feet, with around 400,000 square feet given to amenities and green space.

The homes are three- and four-bedroom townhouses and five-bedroom semi-detached and twin villas. Danube says they are sold fully furnished with branded Italian furniture from Dolce Vita. Its approximate sizes run from about 2,350 ft² for a three-bedroom townhouse to about 3,950 ft² for a twin villa. It lists private lifts, sky gardens, closed kitchens and a private garden for each home, and a maid's room in some unit types, which it does not name.

Danube's two news releases on Greenz, dated 20 April and 11 May 2026, gave a starting price of AED 3.5 million. Its project and campaign pages now give AED 3.7 million. Handover is Q4 2029 on the project page, the campaign page and the April release, and December 2029 in the May release.

    Danube's approximate sizes: three-bedroom townhouses from about 2,350 ft², four-bedroom layouts of about 2,750 to 3,100 ft². Its campaign page has floor-plan tabs for 3 Bedroom, 4 Bedroom, 4 Bedroom plus, 5 Bedroom and 5 Bedroom Premium, but does not say which tab is which home type.

  • Sold furnished

    Danube says every home comes furnished with Italian branded furniture from Dolce Vita. It publishes no furniture inventory and no unfurnished price.

  • In the home

    Private lift, sky garden, closed kitchen and a private garden, per Danube. Danube says selected unit types have a maid's room but does not say which.

  • What is not published

    No plot sizes, no count of each type, no price per type beyond the one AED 3.7 million starting price, and no finishes schedule.

What to consider

Ask Danube which payment plan applies and get the full schedule against a named unit. Ask for the plot size, the price for that home type, the furniture inventory, the expected service charge, and which amenities are due at handover rather than later.
