What the name tells you.
HMB Homes builds mid-rise apartment buildings under two names, Beverly and Havelock, across Jumeirah Village Circle, Arjan, Motor City, Discovery Gardens and Dubailand. Its own site lists ten projects, three of them marked completed, and states a track record of more than AED 250 million in completed developments. Its project pages are generous on amenity — long, itemised lists, floor by floor — and closed on everything else: the handover date, the starting price, the unit sizes and the payment plan all sit behind a download form on every project. Each page also carries a projected rental-yield panel. We do not republish projected yields, and nothing on this site derives from one.
Delivery notes
What we can and cannot verify.
No delivery figures. HMB's about page gives no founding year — the portals contradict each other with 2007, 2008 and 2014 — and the AED 250 million it states is a value rather than a unit count. Three projects are marked completed on its homepage, but a card marked completed is not proof of handover, and adding up the unit counts on those cards would be our arithmetic rather than its claim.
Every HMB project page carries a projected-yield panel quoting a return against a stated Dubai average, and a capital-appreciation panel beside it. Neither appears anywhere on this site, in any field. Treat both as marketing: a projected yield is a model, not a promise, and it is almost always quoted gross.
The four things that decide an off-plan purchase — completion date, price, unit size and payment schedule — are all gated behind factsheet download forms. That is the whole reason these three projects carry no date and no price here. Ask us to request the factsheets from HMB directly; that is the shortest route to a complete record and it makes the figures first-party.
