What it is

A suburb that finished.

Motor City sits in Dubailand, built by Union Properties around the Dubai Autodrome. It is two residential areas — Uptown Motor City and Green Community Motor City — plus a business park: roughly 16,000 homes, mostly in mid-rise apartment buildings, with several hundred villas.

Most Dubai communities are sold on what they will be. This one can be judged on what it is.

What exists today

What is physically there in Motor City.

The residential phases are handed over and lived in: Uptown Motor City, Green Community Motor City and the apartment buildings around them, roughly 16,000 homes in total with several hundred villas among them.

First Avenue Mall has traded since 2018, with around 70 retailers and 15 restaurants, a large Spinneys and a Park Inn by Radisson attached. Around 250 outlets trade across the community, pharmacies, cafes, gyms and medical clinics among them.

GEMS Metropole School has operated since September 2014, and nurseries operate within walking distance of most buildings.

The Dubai Autodrome is open and operating, and the business park beside it is occupied.

Landscaping, cycle paths and the central plaza are complete and mature.

Infill construction continues on the remaining plots, and a Géant hypermarket opened in October 2025.

No metro station serves Motor City; RTA bus route F29 is the public transport link.

Families who want a school, a supermarket and a park within walking distance and are not commuting to DIFC.
Owner-occupiers who would rather have a mature neighbourhood than a new specification.
Less suited to
buyers who want a new-build, anyone dependent on the metro, and investors chasing capital growth from a launch price.

Motor City sits inside Dubailand and is car-dependent for everything outside it: Downtown and Dubai Marina are each a real drive, and Dubai International Airport is at the far side of the city.

Where it is strong
Handed over and mature, with a mall, a school, clinics and a working high street already in place, landscaping that has grown in, and streets that can be walked.
Where it falls short
No metro and a real drive to the centre, older stock with the service-charge profile that comes with it, and infill construction still arriving on the remaining plots.
Supply and handover

New supply here is infill rather than expansion: the district is built out, and the towers still arriving sit on the last remaining plots. That keeps the handover risk low compared with an emerging district, but it also means most of what trades is resale, and buyers are competing on building quality and service charge rather than on launch price.

We would recommend it without hesitation to a family who wants a finished neighbourhood and does not commute to the centre daily. We would be more cautious for an investor: yields are sound but the growth story here is behind it, not ahead of it, and the newer districts will always look shinier in a brochure.
