Palm Jebel Ali is Nakheel's second palm island, relaunched in 2023 after more than a decade dormant. Nakheel's published plan runs to 13.4 square kilometres and sixteen fronds; the villas now under construction sit on the first of them.
This is the earliest stage of community on this site. Reclamation of the trunk and the first fronds is complete and stabilised, frond infrastructure is being installed, and villa construction is running. When we last read Nakheel's own progress page it reported overall progress of 26.75 per cent and infrastructure at 65.05 per cent.
There is no community here yet: no shop, no school, no restaurant, no beach club and no residents. A buyer is buying Nakheel's plan and Nakheel's programme, and should size the position on that basis rather than on the island's name.
The first palm took a decade to become a place. Price this one on the same clock, not on the render.
What exists today
Land reclamation for the trunk and the first fronds is complete and stabilised, and frond-level infrastructure — roads, utilities, power distribution and telecoms — is being installed.
Villa construction is running on Fronds K to P. Nakheel's own construction-progress page reported overall progress of 26.75 per cent and infrastructure at 65.05 per cent, following an inspection dated 10 March 2026.
In April 2026 Nakheel awarded contracts worth more than AED 3.5 billion to build 544 villas across Fronds A to F, with construction due to start in the second quarter of 2026.
No homes have been handed over. No retail, school, clinic, hotel or beach club is open on the island, and there are no residents.

Sixteen fronds of villas plus apartment buildings on the trunk will complete across a compressed window once the first phases land, and Nakheel controls all of it. Anyone planning to resell at handover should assume they will be selling into Nakheel's own next release, alongside a large number of near-identical homes.
We would treat it as a small, long-dated allocation for a buyer who can hold and who is not relying on the asset for income or an exit. We would not put a family into it as a home for this decade, and we would not accept a handover date that has not come from Nakheel in writing.
