DAMAC Hills 2 is DAMAC's master community in Dubailand, reached from Al Qudra Road. DAMAC describes it as three 'towns' — Down Town, Sports Town and Water Town — with apartments, townhouses, villas and hotel apartments arranged around water attractions, sports fields and parks.

The case for DAMAC Hills 2 is a garden and more bedrooms in a community that already runs. The cost is paid in minutes on Al Qudra Road.

What exists today
What is physically there in DAMAC Hills 2.
Completed homes. DAMAC's guide states that DAMAC Hills 2 offers both completed homes and off-plan properties, and the community page points to residents 'who call it home'.
A community mall with retail, restaurants and a Carrefour supermarket, per the FAQ on DAMAC's Violet 4 page; DAMAC's guide calls it DAMAC Hills 2 Mall.
Saudi German Clinic, located in the community mall, per the same DAMAC FAQ.
DAMAC Hills 2 Hotel – Edge by Rotana, which DAMAC's guide says adds hospitality and dining options for visitors and residents.
Amenities DAMAC's community FAQ says residents can use: Malibu Bay (a wave pool), the Lazy River, sports fields, a Floating Cinema, the Zen Garden and landscaped parks. DAMAC's guide adds that facilities and access arrangements may vary across the community and can change. We have not confirmed on site which are open or on what terms.
Road access via Al Qudra Road (D63), which DAMAC's community FAQ describes as direct.
No school inside the community is named by DAMAC. The schools it lists — Jebel Ali School at DAMAC Hills, GEMS Metropole in Motor City, Fairgreen International and Safa Community School — are 10 to 20 minutes away on DAMAC's own journey times.
Not yet built: DAMAC is still selling off-plan releases here, among them Violet 4 townhouses with a Q3 2027 handover on DAMAC's page.

A lived-in, amenity-heavy family community whose real trade-off is distance.

- Where it is strong
- Homes, a community mall with a supermarket, a clinic and a hotel named by DAMAC inside the community, a large water and sports amenity programme described by DAMAC, and townhouses and villas with gardens.
- Where it falls short
- Thirty minutes to Mall of the Emirates and 35 to 45 minutes to Dubai International Airport on DAMAC's own figures, no public transport link named by DAMAC, no school inside the community named by DAMAC, continuing new releases that compete with resales, and no published service-charge figure.
- Supply and handover
DAMAC's own community page gives the plan as 14,044 villas and townhouses, 2,120 apartments and 2,127 hotel rooms and hotel apartments, and new clusters are still launching. A resale here competes with a very large stock of similar homes and with DAMAC's current release, which may come with a payment plan a resale cannot offer. Buy it to live in or to hold for rent, not on an assumption of scarcity.
Two things we would settle before buying. First, the service charge: DAMAC tells buyers to compare it but publishes no figure, so get the current rate for the specific cluster in writing. Second, supply: with a master plan of more than fourteen thousand villas and townhouses and new clusters still launching, a resale here competes with DAMAC's own next release as well as with the neighbours.
