What it is

A community that exists as a plan.

DAMAC Islands 2 is DAMAC's second Islands master community, in Dubailand near the meeting of Al Qudra Road and Emirates Road, launched about a year after the first. It is villas, twin villas and townhouses in clusters named after islands — Bahamas, Bermuda, Cuba and Tahiti among them — arranged around lagoons and water features.

What exists today

What is physically there in DAMAC Islands 2.

Nothing is built. There are no homes, no residents, no roads open to the public, and no retail, school, clinic or park inside the community.

DAMAC has launched sales and describes infrastructure and enabling works as starting in 2026. We have not been given a construction-progress report from DAMAC confirming what is on site, and we will not publish a percentage we have not been shown.

Every amenity in DAMAC's master plan — the lake and eco park, the botanic garden, the wellness and adventure zones, the outdoor cinema — is design intent with no completion date we can confirm.

The nearest existing amenity is outside the community. DAMAC's own published journey times put Village Community Mall at 10 minutes, DAMAC Hills at 15 and Downtown Dubai at 25.

No metro station serves the area. Access is by road via Al Qudra Road and Emirates Road.

Long-dated off-plan buyers who can wait four years and are not relying on the asset for income in the meantime.
Less suited to
anyone who needs a home in the next three years, anyone who wants to see a finished phase before committing, and anyone planning to resell on completion.

DAMAC's own published journey times put Village Community Mall at 10 minutes, DAMAC Hills at 15, Expo City Dubai at 20, Al Maktoum International Airport at 23 and Downtown Dubai at 25. Those are the developer's figures rather than ours, and drive times from an unbuilt community are an estimate in any case.

Where it is strong
A large, coherent master plan by a developer with the balance sheet to build it, and a lagoon-led format that has sold well in Dubai before.
Where it falls short
Nothing exists on site, there is no school, shop or clinic and no residents, DAMAC's own pages give conflicting prices and cluster handover dates, and no independent construction report is available.
Supply and handover

A master community of this size, sold by one developer into a single handover window, will deliver a very large number of near-identical villas and townhouses at once. Anyone modelling a resale at completion should assume they are selling alongside hundreds of them, and against DAMAC's own next release in the same district.

We would consider it only as a small, long-dated position for a buyer who has the payment schedule and the cluster handover date confirmed in writing, and who is not depending on an exit at completion. We would not put anyone into it who needs to live somewhere in the next three years.
