The Valley is an Emaar villa and townhouse community on the Dubai–Al Ain Road, beyond Arabian Ranches and Dubailand, launched in 2019. It is the developer's answer to buyers priced out of Dubai Hills and Arabian Ranches: the same townhouse product, a further ring out, at a lower price per square foot.
The master plan promises a town centre, a sports village, a children's district and a landscaped 'golden beach' around a lake. The first villa phases have handed over and are lived in; the amenities that would make it a place rather than a set of streets are mostly still drawings.
It suits buyers who want a new Emaar house at the lowest price the developer offers and who can live with a long drive and a long wait for the neighbourhood.
You are paying for the house today and the town centre on trust.

What exists today
The first two townhouse phases, Eden and Nara, are handed over and lived in, with a community pavilion that holds a supermarket, a gym and a pool. Pocket parks in those phases are finished.
No school, no clinic and no town centre operate inside the community. Residents drive twenty minutes or more for all three.
The interchange from the Dubai–Al Ain Road is complete and is the only access. There is no public transport and none is planned.
Most of the master plan is a construction site or graded land. The central lake, the 'golden beach' and the sports village are under construction or unstarted, with no dates we would rely on.

The Valley is a good house at a fair price in a place that is not yet a place. Buy it knowing that.

Supply is entirely Emaar's to control, which keeps launch pricing disciplined, but the phases under construction complete between 2026 and 2029 and are broadly the same product. The first resale market will therefore be a cluster of similar three- and four-bedroom townhouses competing with Emaar's own newer launches next door.
There is no rental market yet and no realised yield. Any yield quoted for The Valley is a projection borrowed from other communities.
We recommend it for families who will live in it, work from home or on the Al Ain Road side of the city, and hold for a decade. We do not recommend it as a short-hold investment, and we would not model any income from it before the town centre opens.
