What it is
A port becoming a promenade.
Rashid Yachts & Marina is Emaar's redevelopment of Port Rashid in Bur Dubai, carried out with P&O Marinas. It was marketed as Mina Rashid before Emaar settled on the current name, and portals still call it Mina Rashid or Port Rashid. Dubai Maritime City is next door and is a different district with a different developer — the two are frequently confused.

The marina is real and working today. Almost everything else in the brochure is a construction programme.
What exists today
What is physically there in Rashid Yachts & Marina.
The marina operates, run by P&O Marinas, alongside the Hamdan bin Mohammed Cruise Terminal, which handles the port's cruise traffic.
The QE2 is permanently berthed here and operates as a hotel.
The first residential buildings are complete and occupied — Seagate and Sunridge among them — with further buildings including Seascape, Ocean Cove, Marina Views and Clearpoint at various stages of construction.
Much of the district, including most of the towers and the wider retail, promenade and hotel elements of Emaar's plan, is not built. Nothing in it should be assumed from a render.
No metro station serves the district itself; the nearest Green Line stations are in Bur Dubai, a short drive away.

- Where it is strong
- A working P&O Marinas marina, the cruise terminal and the QE2 hotel already running, the first buildings handed over, and a central Bur Dubai location on the water.
- Where it falls short
- Most of the master plan is unbuilt, there is no metro, retail and public realm are years away, and every resale for the foreseeable future will be competing with Emaar's next release.
- Supply and handover
Emaar is building this out across a long run of buildings and controls the release schedule entirely. Handovers will cluster, and anyone planning to sell at handover should assume they are competing with Emaar's own next launch rather than with a handful of other owners.
We would consider it for a buyer who wants central water frontage, is buying to hold, and is not paying a finished-district price for an unfinished one. We would not recommend it as a short-dated trade, and we would want the payment plan and the anticipated completion date in writing from Emaar before anything is signed.
