A working district that happens to have homes in it.

Dubai Investments Park was established in 1995 and covers around 2,300 hectares in two zones, DIP 1 and DIP 2. It mixes commercial, industrial and residential land use, and around 4,600 companies were operating within it as of 2016.

A metro station, a school and a mature village. Also warehouses, and a great many of them.

What exists today

What is physically there in Dubai Investments Park.

Dubai Investments Park has been building since 1995 across roughly 2,300 hectares in two zones, DIP 1 and DIP 2, combining commercial, industrial and residential land use.

Green Community Village, Green Community East and Dunes Village are complete and occupied residential communities inside the park.

Greenfield International School has operated within the park since 2007.

Dubai Investment Park metro station on the Red Line's Route 2020 branch serves the Green Community area; Expo Road (E77) and Sheikh Mohammed Bin Zayed Road (E311) provide road access.

Around 4,600 companies were operating within DIP as of 2016, across warehousing, light industry, showrooms and offices, and that remains the dominant land use by area.

The Lagoons, a residential project within the park, stalled and its assets were seized by Dubai's real estate regulator in August 2018 — a reminder that a plot inside an established district is not automatically a safe one.

Buyers and investors letting to people who work in DIP, JAFZA, Expo City or Dubai South, where the commute is minutes rather than an hour.
Value buyers who want an established, low-density address and do not need a beach or a mall.
Less suited to
anyone who wants a residential neighbourhood without industry in it, or who commutes daily to the northern coast.

Dubai Investment Park metro station on the Red Line's Route 2020 branch serves the Green Community area.

Expo Road (E77) and Sheikh Mohammed Bin Zayed Road (E311) reach the district, with Expo City directly to the south and Jebel Ali and JAFZA to the west.

Where it is strong
Thirty years of build-out, a metro station on Route 2020, an international school operating since 2007, mature landscaped residential villages, and a very large employment base on the doorstep.
Where it falls short
Industrial and logistics land uses surround the residential pockets, there is no community mall of consequence, the district is car-dependent outside the metro catchment, and it is a long way from the northern coast.
Supply and handover

Residential land inside DIP comes forward in individual parcels rather than in master-planned phases, so supply is sporadic and the newest scheme is rarely beside the last one. The established villages hold their tenants well; a new apartment scheme on an undeveloped parcel is a different proposition and should be underwritten separately.

We would recommend it to someone whose work is in the southern corridor and who values a short commute and mature landscaping over address. We would not recommend it to a buyer whose picture of Dubai is the coast, and we would always ask which village and which side of the district a specific project sits on before quoting anything.
