How this is worked out
Every row is a fee set by the Dubai Land Department or fixed by market convention, applied to the price you enter. Percentage fees are taken on the full price (or the loan, for the mortgage registration); fixed fees are added as published; where a fee is set by a developer or a bank rather than by regulation it is shown as an estimate with the usual range. VAT, currently 5%, is added only to the rows that carry it — the Land Department’s own fees do not.
On any purchase
- DLD transfer fee. Currently 4% of the price plus an AED 580 administration fee; small knowledge and innovation fees (typically AED 40 and AED 10) are added on top. By convention the buyer pays all of it. On off-plan it is paid at Oqood registration; on ready property, at the trustee office on the day of transfer.
- Oqood registration. The interim registration of an off-plan contract in your name. Developers typically quote around AED 3,000 including their own administration; the figure varies by developer, so treat this as an estimate.
- Mortgage registration fee. The Land Department's fee for registering the bank's charge: currently 0.25% of the loan amount plus AED 290, paid at transfer.
- Bank valuation fee. Banks commission an independent valuation before lending; typically AED 2,500–3,500 plus VAT. Arrangement fees (often up to 1% of the loan) are set by each bank and are not included here.
On a ready purchase only
- Registration trustee fee (AED 500,000 and above). The licensed office that processes the transfer and issues the title deed the same day. Currently AED 4,000 plus VAT on properties of AED 500,000 and above; often split with the seller by agreement.
- Registration trustee fee (below AED 500,000). Currently AED 2,000 plus VAT on properties below AED 500,000.
- Agency fee. 2% of the price plus 5% VAT by market convention on a ready purchase. On an off-plan purchase from the developer there is typically no buyer-side agency fee; the developer pays the broker.
- Developer no-objection certificate. The developer's confirmation that service charges are settled, required before any resale transfer. Currently AED 500–5,000 depending on the developer; by convention the seller pays it.
What is deliberately not here
The developer’s payment schedule. Off-plan instalments are issued by the developer against a specific unit at reservation — the booking amount, the construction-linked milestones and any post-handover share — and they differ by unit, by launch and by negotiation. A project-level calculator would either invent the numbers or imply an offer that does not exist, so this tool does not attempt one. The upfront fees above are the part that is fixed; the schedule is the part an advisor obtains for you against the unit you actually want.
Also outside the table: the bank’s arrangement fee (often up to 1% of the loan, set by each bank), moving and furnishing, the DEWA deposit and the first service charge invoice, which begins at handover.
Why the figures say “currently”
The Land Department, the trustee offices, developers and banks each set their own fees and revise them. The rows reflect the published position at the review date under the result; confirm every figure on the actual transaction before you commit, and treat the total as a planning number rather than a quotation.
