Valore is SRG Holding's apartment building in Jumeirah Village Circle: G+3P+16 with podium parking, selling studios, one-, two- and three-bedroom homes, the three-bedroom with a maid's room. The brochure prints the configuration as "G+3P+16 / Floors Podium parking" on page 11 and the sales deck repeats it on page 13. GRID is named on the brochure's back cover as DLM partner; the developer whose name sits in the centre of that cover, and who signs the sale and purchase agreement, is SRG Holding Limited.

The September 2026 brochure prices four homes: a Studio LUX of 470 ft² from AED 799,888, a one-bedroom from AED 1,100,888, a two-bedroom LUX of 1,153 ft² from AED 1,900,888 and a three-bedroom with maid's room of 1,805 ft² from AED 2,700,888 (pages 28 and 29). The June deck printed the same four and one more, a 315 ft² studio from AED 699,888, which the brochure drops. We publish no entry price until SRG says whether that studio is still sold.

Two things a buyer would ask first are missing from the current document. A handover of 15 July 2027 and a full payment schedule appear only in the June deck and were dropped from the September brochure. And the one-bedroom is printed at 629 ft² in both the brochure and the deck while its own floor plan sums to 695 ft² — 595 internal plus a 100 ft² terrace. We publish neither area until SRG confirms one.

  • Homes and prices

    From the September 2026 brochure, pages 28 and 29: Studio LUX 470 ft² from AED 799,888; one-bedroom from AED 1,100,888; two-bedroom LUX 1,153 ft² from AED 1,900,888; three-bedroom with maid's room 1,805 ft² from AED 2,700,888.   • Areas, and one that is disputed

    The unit-plan deck of 7 September 2026 prints internal, terrace and total areas plate by plate: studio 278 + 40 = 318 ft², Studio LUX 428 + 43 = 470 ft², two-bedroom LUX 1,043 + 110 = 1,153 ft², a non-priced two-bedroom 1,165 + 69 = 1,233 ft², three-bedroom with maid's 1,637 + 168 = 1,805 ft². The one-bedroom does not reconcile: the brochure and the deck both print 629 ft², the floor plan sums to 695 ft² (595 + 100), and two further one-bedroom plates give 650 ft² and 1,114 ft². Ask SRG which plate the 629 ft² price belongs to.

  • How the floors are arranged

    G+3P+16 with podium parking (brochure page 11, deck page 13). The unit-plan key plans work in three bands: a first-floor plate on the podium beside the pool, floors 2 to 5 with units 01 to 10, and floors 6 to 16 with units 01 to 11. The documents print no total apartment count and no built-up area, so neither is stated here.

  • Kitchens and bathrooms

    Fitted kitchens with concealed handles, soft-close doors, stone worktops and an undermount sink; fitted wardrobes in every bedroom; porcelain-tiled bathrooms with undercounter basins, frameless shower screens and wall-mounted WCs on concealed cisterns, Geberit or equivalent, with Grohe or equivalent brassware (brochure pages 24 and 25).

  • Appliances — the documents disagree

    Brochure page 24 specifies the appliance package as "Electrolux or equivalent" and lists a microwave-oven combo, a 30 cm hob in studios and 60 cm in one-bedrooms, a recirculating hood, an integrated fridge-freezer and a combi washer-dryer. Brochure page 27 and deck page 14 instead name Siemens of Germany and Smeg of Italy. The same two documents also swap the countries given for Geberit and Flaminia. Ask SRG which schedule is contractual.

Views & orientation

The unit plans label four aspects against the plates — skyline, garden and pool, JVC and community. Which aspect a home gets depends on where it sits in the floor plate, and SRG's own note on every plan sheet says orientation, layout and area may change at the developer's discretion.

The OAC18 Perspective

The later of SRG's two documents drops both the handover date and the payment plan. Get them restated in writing before anything else.

Who this suits
Buyers who already want JVC, who will hold SRG to a written handover date and schedule before reserving, and who are buying a specific plate rather than a headline price.
Who it does not
Anyone who needs a committed handover date today, anyone budgeting off the June deck's studio price, and anyone who needs the one-bedroom's exact area before deciding.

What to consider

Ask SRG for four things in one document: the handover date that stands, the payment schedule that stands and whether the post-handover tail survives, the one-bedroom's area against a named plate, and whether the 315 ft² studio is still sold. Ask too which appliance schedule is contractual, Electrolux or Siemens and Smeg. The brochure's own disclaimer says every plan, area and orientation may change at the developer's discretion, so nothing above is contractual until it is in the sale and purchase agreement.
