Sakura Gardens is an HRE Development scheme of four G+9 buildings — DAYA, CIRA, BINA and AYA — arranged around a central park inside Falcon City of Wonders in Dubailand, beside the lagoon. It sells studios, one- to four-bedroom apartments and townhomes and duplexes from roughly 450 to 3,200 ft², starting at AED 860,000, with handover stated for the first quarter of 2029.

The design proposition is car-free ground: underground parking, more than half the site given to greenery, jogging trails, yoga decks and meditation zones. HRE states more than 25,000 square metres of amenity space and more than fifty facilities without itemising all of them, so this page lists only the ones it names.

HRE publishes journey times: five minutes to Sheikh Mohammed Bin Zayed Road, Emirates Road and IMG Worlds, seven to Global Village, twenty-two to Dubai International Airport and twenty-five to Downtown.

  • Four buildings

    Four G+9 buildings named DAYA, CIRA, BINA and AYA, around a central park. Ask which building your unit is in and when that building completes.

  • Car-free ground plane

    Parking is underground and the developer states more than fifty per cent greenery at ground level.

  • Six years of payments

    Thirty-five monthly instalments before handover and thirty-five after it. The post-handover half is an obligation to the developer with no lender's protections.

Anyone assuming Falcon City will be completed as drawn, anyone who needs payments to stop at handover, and anyone who may need to sell mid-schedule.

What to consider

Go and look at what is actually standing around the plot inside Falcon City before you look at a floor plan. Then ask which of the four buildings your unit is in, and count how many instalments fall after Q1 2029.
