About SAMANA Developers
What the name tells you.
SAMANA Developers gives its head office on its own about page as Bay Square in Business Bay, dates the company from 2018, when its first project launched, and states more than fifty launched projects with six handovers to date. Its project pages are the most complete of any developer in this set: a starting price, a unit mix with a starting size, a full payment plan in percentages and months, an amenity list and a journey-time table, all on the developer's own page rather than a portal. Its format barely varies — mid-rise apartment buildings with convertible layouts, private pools in selected units, and payment plans that run one per cent a month for six or seven years. Understand that format before you judge the price, because it is doing most of the work.

SAMANA states more than fifty launched projects and six handovers. We publish neither as a delivery statistic: launched is not delivered, six handovers against fifty launches is a ratio that needs context we do not have, and there is no published on-time record to sit beside it. Its description of itself as the fifth largest developer in Dubai is a marketing claim and is not repeated here.
Read the payment plans carefully rather than admiringly. A schedule of one per cent a month for eighty months keeps the monthly figure small and stretches the commitment far past the keys; the post-handover portion is an obligation to the developer without a lender's protections, and it runs whether or not the home is let. Model it against a year with no rent.
SAMANA publishes two plan options on most projects, a post-dated-cheque version and a non-PDC version, with different deposits and different lengths. They are not interchangeable. Confirm in writing which one you are being sold before you sign anything.
