About OMNIYAT
What the name tells you.
OMNIYAT was founded in 2005 by Mahdi Amjad and states on its own about page a portfolio of eighteen completed and current developments across three destinations with a stated value of USD 10 billion. It commissions named architects and prints them on the project pages, which is rarer in Dubai than it should be: Zaha Hadid Architects on the Alba buildings at Palm Jumeirah, Gensler on its Marasi Bay office scheme, Vladimir Djurovic on the landscape. Several of its residential buildings are operated under the Dorchester Collection name, which brings a service contract and a service charge with it. What OMNIYAT does not publish is money: no starting price and no payment plan appears on any of its project pages, so the commercial conversation happens privately and in writing.

What we can and cannot verify.
We show no delivery statistics for OMNIYAT. The eighteen developments and the USD 10 billion on its about page are portfolio figures rather than a handover record, there is no published on-time percentage, and converting a portfolio value into a delivery statistic would be our arithmetic rather than its claim.
Because it publishes no price and no payment plan, everything commercial about an OMNIYAT purchase is negotiated on paper you have to ask for. Ask for the schedule, the anticipated completion date written into the sale and purchase agreement, and — on a Dorchester Collection building — the operator agreement and the expected service charge, which on branded and serviced stock is materially higher than on an unbranded tower.
OMNIYAT also files office buildings alongside its residences. Its Marasi Bay scheme, ENARA, is commercial space with a members' club rather than homes, and it is not on this site for that reason. If it is put in front of you as a residential opportunity, it is not one.
