Sobha Hartland II is Sobha Realty's second master community in Mohammed Bin Rashid City, at Bu Kadra, immediately east of the original Sobha Hartland and close to the Ras Al Khor Wildlife Sanctuary. Sobha describes it as roughly eight million square feet with more than a million square feet of green space.
Everything here is Sobha's: the master plan, the towers, the construction, the specification. That is the case for it — a single developer building in house, on one site, to one standard — and it is also the risk, because there is no second opinion on delivery and no other seller to price against.
No building in Hartland II has handed over. The Riverside Crescent, Skyscape and Skyvue clusters are under construction; everything else is still a plan.
A single developer is a quality argument and a concentration risk at the same time. Here you are taking both.
What exists today
No residential building in Sobha Hartland II has been handed over, and there are no residents.
Construction is running across roughly a dozen towers, including the Riverside Crescent buildings and the Skyscape and Skyvue clusters. Further buildings are at planning stage.
There is no retail, school, clinic or park open inside the community. Hartland International School and North London Collegiate School Dubai are about two to three kilometres away, in and beside the original Sobha Hartland.
No metro station serves the community.

A dozen towers by one developer on one site will complete within a narrow window. Anyone buying to resell at handover should assume they will be selling alongside a large number of near-identical units and against Sobha's own next release.
We would look at it for a buyer who wants the Sobha specification in a central location and is holding for the long term. We would not recommend it to anyone whose plan is to assign or resell on completion, and we would not sign anything until Sobha has put the payment schedule and the anticipated completion date in writing.
