What is physically there in Jumeirah Bay Island.
The Bulgari Resort, its restaurants, beach club and yacht club marina are open; the branded residences and villas are handed over and occupied.
There is no shop, school or clinic on the island beyond the hotel's own facilities. Everything else is across the 300-metre bridge on Jumeirah Beach Road.
Several private plots are under construction at any given time, so the island has permanent low-level building activity. The bridge is the only access and there is no public transport.

Buy Jumeirah Bay for the specification and the quiet. Do not buy it expecting Palm-style liquidity.

- Where it is strong
- New, low-rise, architecturally consistent, and fifteen minutes from DIFC. There is nothing else like it at this quality on the water this close to the centre.
- Where it falls short
- The market is very thin, yields are low, and the island offers little beyond the hotel. A forced sale here can take a year.
- Supply and handover
A few hundred homes in total and a handful of sales a year. There is no meaningful new supply, and there is no depth either: a forced sale can take a year to find its buyer. This is a market for holders, not traders.
Right for someone buying a home to keep. Wrong for anyone who needs the exit the Palm offers.
