A media free zone that quietly became a residential one.
Dubai Production City, formerly the International Media Production Zone, is a TECOM Group free zone founded in July 2003 across about 43 million square feet in the Me'aisem area, on Sheikh Mohammed Bin Zayed Road near Dubai Sports City and the Jumeirah Village communities.
A community mall, a Carrefour and a clinic since 2015. The park at the middle of the plan is still arriving.

What exists today
What is physically there in Dubai Production City.
City Centre Me'aisem, a Majid Al Futtaim community mall, opened on 1 September 2015 and holds around sixty outlets including a Carrefour hypermarket, a walk-in clinic and a Magic Planet entertainment centre.
A large number of mid-rise apartment buildings are complete and occupied, and the free zone itself has operated since July 2003 under TECOM Group across roughly 43 million square feet.
Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44) serve the district, close to their intersection.
The lakes in the centre of the masterplan have only recently begun to fill and are ringed by running tracks; landscaping around them is incomplete and much of the area remains bare.
No metro station serves the district, and there is no school inside it — the nearest are in the neighbouring Jumeirah Village communities and Dubai Sports City.

Developers active here
OAC18 Perspective
The amenity a young district usually lacks is already here. The landscape it was sold on is not.

- Where it is strong
- City Centre Me'aisem with a Carrefour hypermarket, a walk-in clinic and around sixty outlets, open since 2015; two motorways at the door; an established, occupied apartment stock at a low price point.
- Where it falls short
- No metro, a lake park that has been slow and patchy to deliver, a free-zone layout rather than a designed neighbourhood, and a great deal of near-identical apartment supply.
- Supply and handover
The residential plots here are being built out by many developers to a similar specification and a similar price, which keeps competition on price rather than on quality. Expect a resale to be compared directly against three newer buildings within a few minutes' walk, and check the service charge against comparable towers before you commit.
We would recommend it to a value buyer or a yield investor who wants working amenity now and can live with a car-dependent address. We would not recommend it to anyone counting on the lake park to transform the district on a schedule, because nothing about its delivery so far supports that.
