What it is

An office district, not a neighbourhood.

Dubai Internet City is a free zone set up by decree in 2000 and run by TECOM Group, which has developed business districts across Dubai since 1999. It sits off Sheikh Zayed Road, next to Dubai Media City and Dubai Knowledge Park, and its own pages name Microsoft, IBM and Cisco among the companies based there.

What is physically there in Dubai Internet City.

Dubai Internet City has operated as a free zone since it was established by decree in 2000. It is a TECOM Group business district regulated by the Dubai Development Authority, and companies based there include Microsoft, IBM and Cisco.

Dubai Internet City and Nakheel stations on the metro Red Line serve the district, the Dubai Knowledge Park tram station is nearby, and RTA bus routes 08, 83, 84, 85, 88, X28 and F31 run through the zone.

The district lists retail and dining, fitness facilities, healthcare facilities, event venues including amphitheatres and an auditorium, and in5 innovation centres. Hotels are nearby.

The district's own pages describe no residential community. Palladium Development's Magnolia, on the Dubai Knowledge Park edge, is being sold off-plan with handover given as Q3 2028 (Q2 2028 in its factsheet). We have not verified which completed residential buildings exist within the district.

Two Red Line metro stations serve the district, Dubai Internet City and Nakheel, and the Dubai Knowledge Park tram station is close by. Dubai Internet City lists RTA bus routes 08, 83, 84, 85, 88, X28 and F31 through the zone.

Sheikh Zayed Road (E11) runs along the district's edge, and Dubai Marina and Palm Jumeirah are close by.

Where it is strong
Operating since 2000, two Red Line stations and a tram stop, a large working population, and Dubai Marina, Palm Jumeirah and Mall of the Emirates all nearby.
Where it falls short
It is an office district. Its own pages describe no residential community and no family amenities, the streets are designed around office traffic, and the freehold status Palladium claims for Magnolia has not been verified.
Supply and handover

Palladium's case for Magnolia is scarcity: it says freehold homes in the district are few. We have not verified that. We found no resale or rental history for small serviced apartments here that we could check, so nobody can yet say what one will resell or rent for. The nearest deep comparison is Dubai Marina, which has a great deal of stock.

We would consider it for a buyer who wants a small, metro-connected unit near the western business districts and is comfortable with an office-park setting. We would not recommend it to a family or to anyone who wants a neighbourhood, and we would compare it with Dubai Marina, a few minutes away, which has a deep resale and rental market.
