First phases handed overA working manufacturing and logistics zone that has started selling apartments. Be clear about what you are living beside.
Dubai Industrial City is a TECOM Group free zone established in 2004, on Sheikh Mohammed Bin Zayed Road (E311) at the western edge of the city, close to Al Maktoum International Airport and Jebel Ali Port. Its own site describes what it leases: industrial land with power of up to four megawatts a plot, warehouses, open yards, offices, showrooms, retail and workers' accommodation. More than 300 companies operate inside it, in food and beverage, base metals, chemicals, machinery and transport equipment.
The residential part is recent and small. A handful of low- and mid-rise buildings are finished and occupied, with more under construction, and they sit inside a district whose primary purpose is manufacturing and logistics. Prices reflect that: this is among the least expensive freehold stock in Dubai.
Anyone considering it should be clear about the trade. You are buying into a zone built for industry, beside labour villages and warehousing, twenty minutes from the nearest school or hospital and with no metro. What you get in return is a new, often furnished apartment at a price no established district can match.
The price is the argument. Everything else about this district is a compromise you should make with your eyes open.
What exists today
The industrial zone itself is built and working. More than 300 companies operate inside it across food and beverage, base metals, chemicals, machinery and transport equipment, in warehouses, factories and open yards that are complete and in use.
Several residential buildings are finished and occupied — Sahara Meadows, the Al Sondos residences and Al Haseen Residence among them — and further apartment buildings are under construction across the zone.
Sapphire Mall trades: a two-storey centre of about 215,000 square feet anchored by Al Madina Hypermarket, alongside smaller supermarkets, mosques, salons and cafes. There is no community park, cinema or shopping centre of the kind an established Dubai district has.
Workers' accommodation is one of the categories Dubai Industrial City leases, alongside industrial land, warehousing and open yards. The labour villages are part of the district, not next to it.
No school and no hospital operates inside the zone. Greenfield International School, British Columbia Canadian School and NMC Royal Hospital in Dubai Investments Park are each about twenty minutes' drive.
No metro station serves the zone; the nearest are Red Line stations in the Jebel Ali area.

Residential supply here is set by how many plots the free zone releases and how many developers choose to build apartments inside an industrial district. Both have been rising, and several new launches are under way at once. There is very little transaction history to price against, so anyone modelling an exit should treat the resale value as an open question rather than a number.
We would consider it for a yield-led investor who understands the exit is uncertain and who is not paying a premium for a render. We would not recommend it to anyone buying a home to live in unless they work in the zone, and we would not present it as an emerging lifestyle district, because it is not one.
