An old working creek, rebuilt in stages.
Al Jaddaf runs along the western bank of Dubai Creek, between the Business Bay extension and Dubai Festival City. The name means the rowing place: this was Dubai's boatbuilding stretch long before it was a residential address, and the dhow yards are still part of the picture.
Two Green Line stations and a hospital within walking distance, at a price no comparable central district asks. There is a reason, and the reason is coherence.

What is physically there in Al Jaddaf.
Al Jadaf metro station on the Green Line has been open since 2014, and Creek station, the line's terminus, also sits within the district.
Latifa Women and Children Hospital and Clemenceau Medical Center operate here, with Mediclinic City Hospital in the adjoining Dubai Healthcare City.
The Mohammed Bin Rashid Library and the Jameel Arts Centre are open, as are Zabeel Stadium and the Jaddaf Waterfront Sculpture Park.
A number of residential towers are complete and occupied, among them Binghatti Avenue, Azizi Aliyah Residence and Emerald Tower, alongside operating hotels: Palazzo Versace, Marriott, DoubleTree by Hilton and Premier Inn.
Swiss International Scientific School operates in the district, with Dazzle Kids and Chubby Cheeks nurseries. Everyday retail inside Al Jaddaf is small supermarkets and ground-floor units; Dubai Festival City Mall is a few minutes away.
D-Marin's Jaddaf Waterfront marina operates at the foot of Palazzo Versace, with 62 berths for boats up to 30 metres.
Dubai Healthcare City Phase 2 and parts of Jaddaf Waterfront are still being built out, and several residential towers are under construction.

Central, connected and comparatively cheap. Buy the building, because the district is not one thing.

- Where it is strong
- Two Green Line stations, a hospital, an international school, a library and an arts centre all operating, with the airport and Downtown minutes away.
- Where it falls short
- No single custodian and no coherent public realm, ongoing construction on several plots, small everyday retail, and a stock of towers whose quality varies widely.
- Supply and handover
Plots continue to come forward here individually rather than in planned phases, so new supply arrives steadily and unpredictably rather than in a clustered wave. That protects against the handover crush other districts face, but it also means a resale is always competing with something newer on the next plot.
We would recommend it to a buyer who values the commute and the price over the address, and to an investor who does the work on the specific building. We would not recommend it to anyone buying primarily for the waterfront, and we would always compare it against Business Bay before committing.
